Mums The Word
Well, it looks as though this latest deal isn't going to happen. Yesterday morning, I sent the owner a detailed list of questions I needed answered ASAP. Here it is Wednesday morning, and I haven't gotten anything from him. That's not to say he won't send me an email at the 11th hour, but I'm about a hair's width away from not doing the deal no matter what happens now. On to the next one ...

I went ahead and took the initiative, and wrote the owner an email telling him that I was no longer actively pursuing the purchase of his properties. I kept the content professional, but I did mention that a big reason for my decision at this time was the fact that I felt my requests were not being adequitly answered. I know I gave him a deadline of the end of today, but not getting ANY response from my email yesterday, I just felt that I'd either get nothing today, or another email in which he stalls for more time.
One thing to keep in mind is that not everyone checks their email daily. I have a hard time remembering this because I am pretty much available by email during all my waking hours. I'm also part of the internet generation - I'm used to finding and getting the information I want NOW. Still, having said that, I think you made a good decision. A sub-2 deal will require an on-going relationship with this guy, and it doesn't sound like that would be a good situation for you. You gave him plenty of chances. On to the next deal!
Exactly, Shaun. This guy has led me on a leash for over a week now, and I just wanted to end the indecision on his part. I really expected him to be more communicative about this deal given his situation, but either he has other priorities (even though he flat-out told me this was his #1 priority), he's nervous/unsure, he has other offers, or he's in denial. It'll be interesting to see if he writes back, and, if so, what he has to say. The last time I put my foot down and told him I didn't think he was at all serious and seemed to be wasting my time, he sent me like 3-4 emails on the same day apologizing/etc.
