After literally months of delays and procrastinating, I am finally ready to do my first postcard mailout. I have it scheduled for tomorrow so that the addressees will recieve them this Friday or Saturday (hopefully). I targeted all homeowners that have leins currently, and/or have had leins in the past. I also targeted those people who have NOD's currently, and/or who have had them in the past. Both those groups comprised of about 41% of the mailout. The remaining 59% were homeowners chosen at random. I created a database that keeps track of all the homeowners, including which ones were sent a postcard and when, etc. I managed to scale back my distribution list so that I can cover everyone in three mailouts. And, while I would like to get 5+ deals out of each mailout, I plan this to be realistically more like 1-2 every three months. I'm hoping to get AT LEAST 3-4 decent deals per year out of these mailouts, and keep 1-2 properties as rentals, 1-2 as owner financing, and 1-2 I'll sell retail. If my expectations aren't met, I'll rethink my delivery content and formatting, and try a different approach.
On a side note ... I logged into my general email account yesterday, and noticed the RE agent I used for House #1 started sending me daily MLS feeds again. I haven't spoken with her since probably last October. She didn't send me a message or call, either, which has me scratching my head as to why she starting resending me these feeds.
