House #2: Almost Rented

It's been forever since my last post, but thought I'd shoot one out just to get everyone updated. Since our move over the holidays, we've been trying to get our previous home rented. We had some nibbles, and even a few very interested parties, but no one has panned out. A little over a week ago, we had a nice couple look at the place, and a few days later call us back to tell us they want to rent it. They are going to be building their own home, but it will not be ready for about 7-9 months and needed a place to stay until then. I ran all the checks already on them and still have a couple of calls to make, but they seem like very likely candidates (but don't they all?). Hopefully, they'll be in the house within a few weeks and we can start making some money on the place. I still need to do a few more things before they move in, like install a new A/C filter, change the door locks, etc., but things should be ready to go before they move in.

BTW, the tenants in House #1 weer late again with their rent. He sent me an email saying they were out of town and "totally forgot" about sending the check out beforehand. He said we should have it by Wednesday with late fees included. We'll see.

Unfortunately, the deal fell through at the last moment. My wife called the tenant's current landlord as part of our background check. The landlord said that they would need WRITTEN authorization from the tenant in order to release any monetary figures (e.g., rent amount). I've never had this asked of me before, but we obliged. We contacted the tenant and he said he would talk to his landlord. The very next day we get a call from the tenant saying they were not going to rent our house after all. He said their current landlord had several homes in the area and needed to unload them quickly, so they gave them a good deal on one of them. Not sure if this is true or not, but judging from my wife (who made all the calls), she believes it was true. I guess the good thing in all of it was we made $10 on their app fee.:-/
