House #2
I sold this house back in May of this year after losing a little bit of money on the deal. Over the summer, I was second-guessing myself as rental demand had increased significantly (although, I would have probably still not cash flowed). My MIL lives in the same subdivision and she came to visit us yesterday. She told us that many of the homeowners there are livid with the home builder as their houses are now showing signs of poor workmanship. She said several homeowners have complained about cracked slab foundations that are now causing cracks in the walls and outside of their houses. If that wasn't a big enough issue, she said the home builder is refusing to make any repairs. It has now gotten to the point that several homeowners have begun picketing the subdivision itself. The home builder has pretty much built-out that subdivision, but began construction on another subdivision located just across the street. Of course, all this negative PR would have been terrible for me had I kept the property (especially, if I hadn't sold it yet). Thank goodness I did.
House #1 Tenant
My wife called me yesterday to say we had not received the renter's check yet. It's technically due on the 1st, but I give them until 7pm on the 3rd to get it to me. But worse was the fact we received a sewer bill for the month of September from the city. This is something the tenant should have taken care of, so I'll need to make some phone calls. I called the city the first business day in September to ask them specifically about this, and since they coordinate their efforts with the water company, I was led to believe it was all taken care of since I submitted the paperwork to the water company with the tenant's information. Just another one of those headaches landlords must deal with. I hate talking to the people at the city offices, too, so this won't be fun.

bogunflux - The home builder was Lennar. I can definitely understand these people's frustration, since
I noticed many areas in the house where there was poor workmanship. For example, the baseboard trim at corners would have a noticeable gap, which I filled with caulk so as to not be as noticeable. The backdoor and frame were starting to show signs of rot. And so on. I didn't notice anything major like cracks in the slab, walls, and/or outside, though.
