After a two week drought of submitting no offers, I finally found a few properties. I submitted the offers to my agent a little bit ago, and hope to hear some good news. All three are really decent properties, and one would make an excellent long-term hold. I'll give some more details later.
I also called one of my loan brokers back (the broker/investor who referred me to the agent I'm using). He had called a couple days ago, but I've been just too busy to return his call. We just talked to touch base with one another. It's always good to stay in touch with your inner circle even if you don't have anything worthwhile going on.
I also got my first deal from the broker my investor friend referred me to. The deal is a little high for my blood, but would probably work for someone else. I haven't done any hard number-crunching, but the list price alone is too high for me ($136k). He claims there would be $150/mo. cashflow in the deal, which I can't see given all the unkown variables (i.e., closing costs, interest rate on loan(s), and so on). He says most of the deals he gets are in the $100-150k range, so I'm holding off for something <$125k.
