YAPM and Some HUD Bids

YAPM (Yet Another Postcard Mailout)
I sent out my third postcard mailout this morning. Since I now know it takes almost a week from the day of scheduling to the day the post office puts the cards in the homeowner's hands, I scheduled the mailout for tomorrow ot go out next Friday or Saturday. I was going to do a major overhaul of the postcard, given my lackluster response in the previous two mailouts, but I instead only changed three things. First, I changed the boring title from:

Discover how we can buy your house as-is on the date of your choice

... to ...
STOP FORECLOSURE!!!

Complete with the capitalized RED letters. The second thing I did was use RED in several other places. I fear my previous postcards were getting tossed without so much as a glance from people because of the monotone black-only color and type. Hopefully, the shortened, but extremely bolded new title. along with the red color will grab more attention. The last thing I did was to focus on only two neighborhoods. Previously, I was spreading my mailouts too thin by covering an entire zip code. I realized that if I continued with this approach, I would need to up my ciculation a LOT more. Instead, I narrowed my farm area down to those areas where foreclosures seem to occur the most.

We'll see if these changes spark a better response rate. They better as my wife was really hesitant on me sending out any more postcards. :-(

HUD Offers
I am in the process of submitting two offers for HUD foreclosures. These were two of the properties that were listed in the lottery round the previous week. I wouldn't mind getting either one, but one appears to be a real good find, if I can get it. The other is listed just slightly below FMV, but it's going price is low enough that adding it to my portfolio as a rental will provide positive cashflow each month. I'm just waiting for my RE agent to get back to me. I asked her to run a CMA on one of the properties as my figures keep showing the FMV to be really high.
