I am really starting to get PO'd at the tenants in House #1. About 2 weeks ago, I tried to call them regarding a pool key. I left a message on the wife's phone and the husband's phone said it was no longer in service. So, I left a message on his work phone. The next day I get an email - yes, email - from the husband saying the best way to get hold of them was via email, and to leave a message on the wife's phone as a secondary method. Huh?!?!
Anyway, as I mentioned in my previous blog entry, I sent an email to the husband on Monday saying I got his message and would call my A/C guy. I also told him someone would have to be there either on Monday or Tuesday to let the A/C guy in. The husband responded with a simple one-line message:
My wife will be home tomorrow, and thank you for the reply
So, my wife called the A/C guy and he said he wouldn't be able to get there until Tuesday late afternoon. Perfect! Since that's when the wife will be home. Instead of emailing the tenant back, we waited until Tuesday and my wife called the wife to tell her the situation. No answer - so she left a message. She said she called several more times throughout the day, and still no answer. Finally, around 5:30pm, the A/C guy called us and said he had been trying to call the wife as well, but only got her voice mail, so he left her a message. He asked us if he should still go over there or not. I told my wife "Yes - definitely" even though he would charge us a $40 trip charge if no one was home.
My wife then called the tenant's wife one last time, and still no answer. So she left yet another message saying the A/C guy was on the way and to call us back ASAP. About 15 mins later, the phone rang. Not the tenant, but the A/C guy. He said no one was answering the door, so he couldn't get inside. WTH!?!? So, he said he would leave a note on the door, saying he was there and his information. He said he would have a full day tomorrow (today), and that he wouldn't be able to get over there.
At this point both my wife and I were fuming mad. We agreed we would NOT contact the tenants AT ALL as we had done everything we could to meet their request. Either they can live with no A/C or they can call us back. Once they do call us back, we will inform them that they now us $40 for a trip charge fee. And, if we get no response in a week, I'll send them a certified letter telling them of the fact.
They've generally been good tenants - late a few times, but always paid the late fees - but this wierdness of late is getting on our nerves. I was going to send them a nice letter telling them how now is the best time to buy a house, since they were always insisting they wanted to eventually buy the house, but not now. Few things tick me off in life, but having tenants complain about a broken A/C and then not cooperating with us to get it fixed is one of them.
BTW, it is now 9:00am on Wednesday, and neither of us have received a response to my wife's messages nor have I gotten an email from them. On the way home from work today, I am going to swing by to make sure they are even still there.
