I met the tenant this morning at House #2 to give them the keys, remote openers, and paperwork. I also went around the house and pointed out things, like where the A/C filter goes (I installed a new one), how to operate the security alarm, how to maintain the salt in the W/S, and so on. The electric was turned off on Tuesday, and the tenant said they were turning it on today, although, it wasn't on when we were there. This meant I had to manually open the garage door and show how to set/unset the home security system without electric. I told the tenant once the electric is on, I would swing by and go over the security system (and anything else needing electric) again.
While talking with her, she expressed several more times that she would eventually be buying the house. I usually let this go in one ear and out the other based on past experiences with other tenants who've said the same, but never went through with it. However, I give this tenant a little more credence based on their superb credit history, etc.
I told the tenant that they would probably have a bunch of questions in the next few days, and to not hesitate to call me as I will be expecting it.
