@#$%! Mailout and New Loan Broker

Mailout
Judging when my mailouts actually get mailed out is almost impossible. I uploaded my list of homeowners to USPS.com last Tuesday. The earliest date it gave me to actually mail it out was the fallowing day (last Wed), so I chose that day, knowing full well it would take 3-4 days to actually get the things processed and mailed to the people. Therefore, I was thinking the postcards would reach the hands of the homeowners last Friday or Saturday, at the latest. Nope. On this mailout, I actually had USPS.com mail me a copy as well. As of Saturday, I still hadn't received it, and I amd livid. I *hope* the postcards get mailed out today, which is what I believe will happen, but that just blows another month of me trying to get the postcards out by the weekend. Now, I'm thinking I need to log onto USPS.com on FRIDAYS and schedule the mailout for the following MONDAY just so people will get it by the NEXT FRIDAY (or Saturday). Simply ridiculous.

New Loan Officer
After months of procrastinating, I felt I had to start the ball rolling on financing. One of the things I keep running into on the limited amount of calls I'm getting from homeowners is their reluctance to do a Sub2 closing. I can understand this, but that doesn't mean I'm going to not do them at all. I just felt the need to have financing available in case this happens again to a property that meets my criteria. I can really only think of two instances where this would have occurred in the past, but those are two properties I'll never have a chance of getting now.

I know I mentioned recently about filling out an app with one mortgage brokerage company, but I gave up on them. If they don't have the decency to monitor their online traffic, it speaks volumes to me about their service.

So, I did the next best thing. I asked other investors in town who they would recommend. It seemed everyone had their personal favorite, but this one person seemed to stick out more than others. So, I sent the guy an email yesterday (Sunday). Within hours, I got a reply back. I will try to call him tomorrow to go over my needs and what services he can offer me. He says he's been a RE investor for over 20 years, so that alone should be a huge plus.

Update: CPA
About an hour or so after posting the above, I finally received a reply from the email I sent my CPA the day after Memorial Day. She was rather brief, and gave no mention of why she took so long to respond. It's ironic that I was actually going to email a guy I met at REIClub.com, who is a CPA and was more than willing to take me on as a client. The only downfall in that relationship would be that his offices are in Dallas and I'm just outside of Austin. Therefore, we'd have to do a lot of long-distance calling/faxing. While I still don't have exciting vibes about my current CPA, I think I'll continue to use her for a while longer to see if thinks work out better. Maybe I (and moreso my wife) am just setting the bar too high on a lot of things - including my inner circle.
