House #2 - Day #1 - Already an interested party
I'm not even sure my agent has put the house in the MLS and/or put a sign in the yard, but she just called me to say that a person may be interested in doing a lease/purchase. She said the lady just went through a divorce and her credit is bruised, but says she makes "very good money" (my agents exact words). She says she needs about 6-12 months to clear-up her credit, and is looking for a place to live in until her credit is good enough to purchase the home with conventional financing. I told my agent that "yes" I'd be willing to do a L/P, but would need some time to talk to my wife and run some numbers first. She said "no problem" since the lady may not even end up liking the house when she shows it to her this afternoon. Another thing my agent mentioned was that the lady inquired as to what, if any, of the lease amount each month could go towards the purchase. Hmmmm. I'll have to think about that one.
