After another weekend with no offers (lots of interested parites, but no offers), my wife and I have decided to list House #2 with the RE agent I met recently. I'll meet her at the property tonight to give her the paperwork and key. I asked her to send me a CMA in order to get a better idea of what to list the property for. My research shows the house can go for around $125-129k, but I may have to lower it to the lower-$120's in order to sell faster - especially at this time of the year. The builder has the exact same floor plan in their inventory for $140k, which is WAY too much, if you ask me - I don't care if he's including a free washer, dryer, fridge, and/or beer-making machine, that's just too much for that area, IMHO.
I had thought about listing it myself via one of theose flat-fee listing services (about $600-700 after everything is said and done), but I just want to relax for the next few weeks to month. I've been at this REI thing for two years now without really taking any kind of break. I think I'll do that starting next week.

You obviously have the "know how" to sell your own properties. But, you've discovered another prime reason people use realtors--lack of time or energy. I'm glad to hear you're going to take a break. You've been juggling quite a bit for a long time (don't you have three children and a wife?). And, besides, nothing much usually happens real-estate-wise during the holidays. Of course, leave it to me to try to make the impossible happen during the Christmas season. :-/

Yes, a toddler, twin infants, and a wife - (anon, are you getting this?) - are enough to keep anyone with a sane life quite busy. Throw in a demanding JOB and doing REI on the side, and my life has become a constant whirlwind. I get 6 hrs of sleep each night, if I'm lucky. The remaining hours are spent on all the above. I just need a few weeks to regain some of my sanity back, and I figure this is the best time of the year to do it. I certainly hope your endeavor into the realm of impossibility turns uncovers riches beyond your expectations!!! ;-)
