Some Updates
First, I'm back on track with my CPA. I told her we could meet early next week to go over all my needs for the year. Second, I received an email from my agent overnight in which she basically apologized profusely for not getting back with me. I decided rather than waste more time and resources, I'd go ahead and use her to list this property. So, I sent her an email ignoring her last response, and told her we want to list it "For Lease" as well as "For Sale". The lease price is higher-than-normal for that neighborhood, but we'd rather sale than rent it. If we do get a qualified tenant in then at least we'll be cash flowing positive for 6-12 months. I told her I'd like to meet her tonight to finish all the details. She said she could open her office up after hours tonight and we could finalize the deal. I seriously doubt I'll get any offers until Jan, but you never know. I also sent her broker an email with some questions about being an agent. She seemed easy to talk to and would probably be nice to have as a broker, but that's going by first impressions and a 45 min chat. As the old saying goes you never know a person until you work for them. Lastly, I decided to hold-off on the RE agent thing until I can get some more information. Specifically, I want to know if being an agent restricts me from purchasing HUD properties. According to the HUD processor's web site for my region, I'm only prcluded IF my broker is a contracted HUD Listing Broker, but doesn't necessarily say 'yea' or 'nay' to my direct question.
