More Updates

Title Company

I finally got things squared away with the deed. The paperwork showed up on my county's online system on Dec 20th, coincidentally, but the deed still didn't show the legal description. I called the title company again and after being on hold for a good 5 mins was told they will need to file an "Exhibit A" to the deed on file with the description. This will make everything official finally. Whew! Guess next time I'll be even more careful at the closing table.

RE Agent

I finally got my agent straightened out about the listings, flyers, and sign. I saw the "For Lease" listing online with the correct verbage. The flyers were also changed to my liking, and she put a "For Lease" sign along with the existing "For Sale" yard sign. She also added "owner financing available" to everything.

CPA

I met with the CPA twice now in the last week to go over my financial situation. It looks like I'll be getting back almost my entire federal withholding from the year thanks in part to the twins, the new property, and the fact I paid the property taxes for House #1 back in January (among other things). I also talked to her about entity creation, owner financing, note buying, etc.

Oh yeah ... One of the things I am seriously going to look into this coming year is note buying/selling. There may be some issues with being licensed (one of the things I need to check into), but I see it as a whole new stream of income. Nothing like getting cash flow without actually owning a property. :-)
