5 Unit: Offers Rejected

Well, I got a VM from the agent I'm using to get the 5-unit out-of-state. She said my "all cash" offer was $9,000 less than the balance on the mortgage and that the monthly payments on the owner financed offers are all below what the owner's mortgage payments are each month. So, back to the drawing board. At least I got some more information, and it only took me - what? - almost a week to get? The semi-good news is that my agent was told by the listing agent that two of the units could be converted into one unit, thereby, making it a 4-unit and bypassing the commercial requirements. All I'd have to do is open a door that exists between two of the units. LOL! Ugh.
