No Property Management Company?

After almost a week of not hearing from the agent about the 5-unit complex, she finally called me today. I wasn't able to get to the phone, but she left a VM that essentially said she could not find a property management company local to the 5 unit to manage it for me. She said she talked with other agents in her office, her broker, and even some outside people she knows in the industry, but no one could help. This sucks as I will need someone to professionally manage this complex since it is located out of state. I could leave the guy that's renting the 5th unit in place, but even the agent said he's not really doing any type of management now. That sucks bricks.

That's crazy. Go online and look for yourself. Or go to a public library - they usually have phone books for large cities.

Ironically, I did just that and found a site that listed no less than EIGHT property management companies just in that city alone. So, I got all their information, and sent the agent back an email saying "What about any of these?" I got a reply this morning from her saying she had only heard of two on the list, and neither of those would work (both only managed their own properties).

I also sent an email yesterday to two of the companies on the same list (the only two that had an email address). I got a response back before I even got home from one of them. He says he owns several investment properties in that area, including two apartment complexes, and also manages other properties. He said he's in the process of selling his two complexes (a total of 11 units), and wanted to know if I was interested in buying them. I sent him a reply this morning asking for more info about the units, and who I was, where I'm from, and what I plan to do to see if maybe we could turn this into a business deal.

We'll see.
