I received Steve Cook's Wholesaling for Quick Cash and Rehabbing for Big Cash this past Wednesday. In the two short days I had time to read it - which was probably three hours total - I am about 75% of the way through the Wholesaling course. It is a very good book, however, I have come to the following realization while reading the material:
I know more than I thought!
What I mean by this statement is that I'd say about 98% of the material I've read thus far, I already knew. Now, some may say that I just wasted my money purchasing these courses, but I disagree. As I said above, the material I've read thus far has been enlightening. Also, I still have 25% more to go in the first course, and haven't even opened the other book yet. From what I've seen by peeking, the remaining 25% of the Wholesaling book is information I don't know (or know very little). Another point that makes my disagree about it being a bad purchase is that it reinstills the fact that I do have enough knowledge to wholesale. For many newbies like me, we are always fearful that our knowledge level is well below that required to make a deal. With this realization, I now have more confidence knowing I can make deals happen. While I thought I had the required knowledge beforehand, after guaging myself with the material in Steve's book, I now know it as fact.
I'm just glas the weekend is almost here, so that I can finish Steve's wholesaling book and get cracking. Now that I can definately be sure I know the basics of Wholesaling, I've beaten down another invisible barrier and can proceed with my venture. I have an RE agent, I've started a buyer's list, I'm getting my marketing material soon, and am slowly convincing my wife that REI is not a passing fancy. All this while working 45-50 hrs/week at my JOB.
Sometimes I can kick myself for not starting this 20 years ago.
