Between the time I got home on Friday until Saturday evening, I had several things happen. It's amazing how I can go days without much to write about regarding REI, and other times I cram a weeks worth of activity in less than a day.
Multi-unit Properties a Bust
I did some more digging on the properties I wrote about in my previous log. There were a total of 2/4-plexes and 1/duplex that was owned by the same person. It turns out the two 4-plexes were bought by an individual in April at auction (he also bought another property at the same time). So that just leaves the duplex for sale. It's still not a bad price for the duplex, but it kind of lessens the sweetness of the deal that could have been.
Exhaustive Work
I got home Friday and decided to take the new lawn mower over to the property. It hadn't been mowed in two weeks, and I knew the grass would be growing. It took me almost two hours to mow and weed eat the place. When I was done, I was physically exhausted. But the place looks a lot better. I also noticed a lot of grass coming up through the mulch which really upset me, because I laid weed tarp down for just that purpose. ARGH! I also went there the following day to put carpet deoderizer down and vacuum. I also installed two air fresheners. Hopefully the place now smells a little better. I also managed to mow our own lawn later that day. I woke up on Sunday with a very sore back. :-/
Charles Brown
Aside from Bill Bronchick and John Hyre, Mr. Brown is one of the leading authorities of real estate law when it comes to investing. He has written numerous free Real Estate Articles, which can best be viewed at REIClub.com. I have also seen his name mentioned in several Real Estate Investing books such as The Millionaire Real Estate Investor, by Gary Keller. He even spoke at the local REI club meeting a couple of months ago (which I stupidly missed).
His business resides in right here in Austin, TX, which is very convenient.
Late last week, I finally took the time to write him a short, professional email asking him if he would like to take on another client. I said I wouldn't specifically need his services at the moment, but would like to meet with him in the near future to discuss my REI goals and how he could help me legally. He responded with a very positive note on Saturday, so I am elated. Now I have to find time in my busy schedule to meet with him.

I was impressed with Mr. Brown also. My first exposure to him was at my first REI meeting experience and it definately was positive as well as educational.
