Modifications Sent
My wife and I finally had time to discuss the listing agreement for House #1. I was going to drop the list price by $1,000 and add both a buyer's agent bonus of $1,000 and bonus of $1,000 to go toward the buyer's closing costs. This would net us $137,000, if no more negotiations occurred. My wife, on the other hand, wanted to drop the price $2,000 with a $1,000 buyer's agent bonus, but give no buyer's closing cost bonus. This would net us $137,000. She said the added $1,000 would make the price a little more attractive, and leaving out the $1,000 buyer's closing cost bonus would leave us with one more bargaining chip later, if need be. (Seems she's been reading my REI books!) So that's what we went with. I sent my RE agent an email with the revisions, so it may take a day or two before things get processed. My wife said if we don't get any worthwhile offers, we could then think about upping the buyer's agent bonus and/or the buyer's closing cost bonus, which I agreed.

Excellent idea, Brian. I put an ad in Craigslist.org and was thinking about a few more online sites, but frankly never even thought about physical marketing. My FIL has some sign frames from his old biz (I hope), so maybe I can make some directional signs - or just stop being cheap and get some nice ones. :-)
