Potential Gold Mine?

I was looking through some familiar listing sites and came across another multi-family unit located not too far from the place I talked about in this entry. I did a little digging and noticed the same owner also owns two other multi-unit properties, but only one was currently listed. So that makes a total of 4/multi-unit properties all in the same area that are possible bargains. I only ran numbers on one of them, and even if it needed $5k of work, it could still be a good long-term hold. Of course, the three things that weigh heavily on going through with these properties are:

1. Net Operating Income / Cashflow.
2. Financing.
3. My wife. :-)

I am supposed to use this weekend to help my FIL install rear brak shoes on his car and do some clean-up (mow, weed eat, vacuum) on the investment property, so now my weekend will REALLY be full.
