Finally, Some Feedback

I had planned on calling my RE agent later today to find out what the plans were for the next 24 hours, but my wife beat me to the punch. She decide to call the agent herself as she was getting more impatient than I. My agent told my wife that the plan was:

1. My agent would pick up her sign, lockbox, and flyers sometime today and leave the house key in the electrical box outside.

2. The tenants said they would be in either tonight or tomorrow morning - she said they weren't sure which one yet. When they get in, they would get the key from the electrical box to unlock the place.

3. My agent and I would meet the tenants at the house tomorrow morning to finish the paperwork, distribute the keys, etc.

Okay, you can bet when I heard the first item, I was immediately surprised. It sounds like a good idea, but I'm a little reluctant about putting a key to an empty house for anyone to grab. What worries me isn't so much that someone could witness my agent putting the key in the electrical box and take the key for themselves later to do damage or steal something. What worries me is that someone could do those things, injure themselves in the process, and then turn-around and sue me.

So, the revised plan has the tenants coming in whenever, and calling me directly to come over and unlock the place. I hope its at a decent hour and not 2:00am or something, but I'd rather be woken up by them asking me to unlock the place rather than get hit with a lawsuit later. Then, we are all supposed to meet there Saturday to go over the paperwork, distribute the keys, and my agent will pick all her stuff up. Whew!

You could buy your own lockbox at Home Depot. I think they run $25 or so and you can set your own combination.
