After two emails and one voice mail message, my RE agent finally responded to my requests for more information on the tenants (albeit, none of my questions were truly answered). She emailed me all the paperowrk that I need to look over and sign. When reading the lease agreement, it appears the actual start date will be NEXT weekend, and not this weekend. I saw that and breathed a huge sigh of releif, although, I'm still a bit pissed at the lack of communication. I also found that the tenants have two dogs. While I don't like the fact they have dogs, I wasn't going to deny tenants the opportunity to keep any pets (whithin reason), and they must pay me a non-refundable pet deposit on top of a normal security deposit, which it appears they will agree to.
The questions I were really wanting to know were:
- Are the tenants still scheduled to come in Saturday?
I'm assuming by her short message in the email and the lease agreement, the answer is 'no'. She just mentioned for me to review the docs, sign them, return them to her and she would get them to the tenants to review/sign.
- Do the tenants have all the utilities squared away?
Again, I'm guessing they have the info, and will have everything - except the water and sewer - set to go upon moving in, but I don't have a definate answer.
- Do they have the funds required to move-in and will it be in the form of a cashier's check or money order?
My agent said they have already made out a personal check for the security deposit, so I can verify the funds. How I'm supposed to do that is a mystery to me. Guess I'll just call their bank??? Will they release any info to me???
It'll get better - I know it will. :-)

I assume you'll verify the funds by simply depositing them in your business account and letting them age. I think that's what she meant, anyway. ???
You're correct. After talking with my agent after posting the entry, she said I can come by and deposit the check now to ensure sufficient funds. Unfortunately, I had to work late and didn't make it over to her office, but I'll swing by there today (Friday) and get it.
