Renter Go Home

It's been several weeks since the tenant vacated House #1, but I'm still dealing with his issues. I had to pay a past due water bill of his last week in order to have the water meter unlocked. He called me no less than four times over the weekend and left a message. I was enjoying my weekend, so I just ignored them all until today. He just wanted to know the status of the security deposit refund is all. I called him back and got his VM, and told him that I was still resolving some issues with his account - mainly me having to pay his water bill, cleaning services, etc. He then called me back and got my VM and gave me the same excuse as last time - something about him having to close an account and re-open a new one with the water company and things getting crossed int he mail, etc. He said he'd call me again Wednesday to hiopefully straighten it all out. Aye-aye-aye!

Last Friday, I had an appointment for a carpet cleaning company to come out to House #1 and clean the carpets (this is one of those things I'm waiting on before sending he ex-tenant his security deposit refund). Well, I take off early from work, since the appointment is at 4pm. I get to my personal residence to change and load up the car, since I have to mow and weed-eat the place, too, and the carpet people call and say they were running late. Great. The lady said they wouldn't be abel to get to my place until 5:30pm! What?!?! Not much I can do, so I head to House #2 to mow the lawn and weed-eat there one final time before we close this week. I get done there and it's a little after 5pm. I then head to House #1 to start working there as well. So, 5:30pm rolls around, and no answer from the cleaning people. Then 6:00pm, and finally 6:15pm. So my wife calls and sure enough they've been closed since 5pm. So, I go ahead and finish the yard and head home around 7pm - livid, of course. First thing Monday, my wife calls the carpet cleaning company and gives the owner an earful (women seem to be better at this for some reason). The owner is all aologetic and says he can give us a 25% discount. The thing is, we aren't paying for it anyway, so it's no big deal to us. We are still deciding whether to go with them or use some other (more expensive) cleaning company.

Geesh! What is happening to service today?!?!

it's all settled, present him with a list of the things you had to pay for and their costs. Show him they've been deducted from his security deposit and give him whatever, if anything, is left. It doesn't matter why he didn't oay the water bill. All that matters is he didn't and you did.

Exactly. If it weren't for the blessed carpet cleaning fiasco, I'd have already sent the remainder back to him already (minus all the fees, deductions).

Jeez, sorry about that, Steve. I am going through the same thing with a lawn guy that has disappeared from the face of the Earth and won't go mow at our Quadplex 1. It's starting to look like a jungle over there with all the rain we had last week! I've got new tenants moving in this week, too!
