Letter to Tenants in House #1

I am drafting a "Buy this home today!" letter to the tenants in House #1 with the hopes they are serious in buying the property. We've both been (seriously) talking about selling the home for about 3-4 months now, and I figured who better to give the first offer to than the tenants in there now (who expressed interest in buying it several times before). I'm trying to word the letter in such a way as to illicit both a sense of urgency and affordability for them. Their lease is up at the end of August, and closing on a home can take upwards of 45 days (even more), so I've expressed the importance of both in the letter thus far. I've also explained that even in these rough times there are plenty of lenders and loan programs still available - some even with NO MONEY DOWN. I've also added the part about 1st time home buyers credit. (I made sure to add a clause about me NOT being a professional loan officer and to take the information as just that - personal information - and not professional advice.)

Any other ideas?

I think the first time home buyer credit is a big one. If you are really wanting to get rid of it quick you might could throw in another incentive such as closing costs or something of that nature?
