Rent

For House #1, I set the lease up so that rent is due by the 1st of the month and is considered late if we don't receive it in the mail on that day. For House #2, we decided to make it due on the 1st, but not be considered late until the 3rd. This is the way we used to do our lease as it gives the tenant a little "break".

So, here it is June 2nd, and we have one rent check so far. Based on the paragraph above, one would think we got the rent for House #1, but not House #2. Wrong! We actually got the rent check for House #2 - yesterday - but still haven't gotten the rent check for House #1. I sent the tenant an email late yesterday, and he responded saying that they sent it out on Saturday. I told my wife IF we get the check today. we'll see when it was postmarked. If he is telling the truth, I may let it slide. If not ...
