House #1

I never got a reply to my email nor a phone call from the couple all day until the evening. The husband called and talked like he never got my email, so I asked if he got it. He said "no". I gave him a general overview of what I was proposing and told him I'd resend it. An hour or so later, I checked my email (BTW, I never did resend the message) and the husband responded with basically "thanks, but no thanks." so it looks like they rejected my generous offer of doing a lease/purchase.

This morning, I checked my email and the wife sent a rather lengthy - but more professional - email saying she still loved the house and hopes they can work out their financing to buy it. I'm assuming they didn't like my lease/purchase offer for whatever reason. After running numbers for both the L/O and if they bought the home today, they would actually make out BETTER with the L/O in many ways. Oh well. My big lesson learned here was if someone is interested in the house - SIGN A CONTRACT.

House #2

My wife and I looked over the counter offer and signed off on it. I sent the updated pages to my agent to submit to the buyer's agent. The woman who is buying the home actually works for a national mortgage company, which I thought was interesting. I highly doubt she's any type of investor, though, or she wouldn't be buying this home at this price.

Also, When I bought the proeprty, I had the water and electric turned on. The water company has a partnership with the city, whoc provides the sewer services. Since I didn't open an account for sewer services, they shut off my water (part of their agreement). However, by that time, I was already done with needing water for the house, so I just ignored the matter. Well, now that I have a buyer, I'll need to get all this straightened out so they can inspect the house. I just hope they don't flag me with all these fees.

Out-of-state 5-unit

I know I wrote this thing off, but I got an email from the agent I was talking to there asking if I was still interested. I told her I was bogged down in selling a couple of my properties and my workload at my JOB had also increased (both tru, BTW), but that I was still interested (true, too, but not so much interested as before).
