Another Quiet Weekend (Unfortunately)

Usually, a nice quiet weekend would be exactly what I would want, but the weekends for me these days are more for generating calls from my bandit signs. For the second week in a row, I got -0- calls. I left for work about 15 mins early this morning to pick-up my signs and two of the were gone. At the time, I had a total of 5 signs out. They are all in what I refer to as "funnel" locations, so I'm at a loss as to why the calls have tapered off so much. I guess next week I'll put more of them out.

I checked the mail on Saturday and lo-and-behold I got the pool key for my tenants. It took the PM company less than 2 days to send it to my place, so I have no earthly idea why the tenants never got theirs. I immediately called them and told them I could either run it over or drop it in the mailbox. They said either was fine as they were not in a hurry to get it. I told them if it wasn't too much of an inconvenience, I could run it over now. They said "sure". I figured this would be an ample time for me to check out the place as I hadn't been by there since July 23rd. I knocked on the door and they invited me in. We talked a little inside and they wanted to show me the backyard, so we went through the rest of the house and out the backdoor. Let me tell you, I WISH these tenants were signed up for the next 10 years. They are the epitamy of the perfect tenant. They are extrememly nice, pay their rent ahead of time (so far, anyway), and only call me when there is a problem they can't deal with. I asked if the natural gas person gave them an orientation and they say "yes". Whew! The place inside and out looks very well kept. In fact, I complimented them that the yard looked much better than when I was trying to sell/lease it. They really have pride in their yard work, and it shows. I just wish they were staying forever. :-)

I spent the remainder of the weekend doing housework. My wife's parents are going to stay with us for about 6 months, starting in September. We have a 4-bedroom house, and use two rooms for our daughter (a playroom and a bedroom). Another bedroom is the master, and the 4th bedroom we use for storage - and it's packed. So our plan is to use the front living room as storage/office space and clean out the 4th bedroom for her parents to stay. I'm also going to board in an area in the attic to use for non-essential stuff. That way, we won't have to pay for storage.

I've also started making a weekly "to do" and goal list. For this week, I plan to do the following:
  1. Meet with a CPA to go over entity creation, taxes, and accounting for our venture.
  2. Start mass-producing postcards.
  3. Start designing professional and "public" business cards.
  4. Mail letters to target homeowners.

Six months of the parents-in-law living with you???? I'll keep you in my prayers! I've heard drinking helps.

Oh, and the tenants you have now--that's the kind we had in our House 1 for two years. They were great--even paid for the first year upfront! I don't delude myself by thinking that we'll find anyone like them again....

LOL. As strange as it may sound, I actually get along very well with my in-laws. They were staying at one of those government-owned apartment buildings for elderly people, but had it with the management (hmmmm - seems like a growing trend, doesn't it?). They tried to get out of the lease citing inadequate management, but had to stay the entire term, which ends next month. They will be with us while they continue to look for a place of their own. In the meantime, their precense will be welcome as my wife's mother loves to cook, clean, and babysit, while my FIL loves to do odd projects around the house (amd boy does it need it!). Additionally, now that they will be in very close proximity, I am going to try and "recruit" them as birddogs. :-)
