Tenants
I've said it before on this blog several times, and I'll say it again, my tenants for House #1 are the epitamy of what exceptional renters should be. They only call when there is something that (really) requires my attention, they send their rent checks ahead of time, and they have a personality that makes it easy to converse with. Per our lease agreement, the rent is due on the 3rd of each month. Excluding the initial payment, they have paid me now for August and September. The August check came in a week before the due date, and I received the September check yesterday (4 days ahead of time). Since this latest check is supposed to contain the 2nd half of the security deposit, I was curious to see if they had remembered. Imagine my surprise when I opened the envelope and got a check for ~$550 more than I was supposed to. The amount was a really odd figure that even had $0.77 on the end. I brought up my rent check log for the tenants, and triple-checked my figures. Yep, they had overpayed by $541.77 - strange. I called them up and the wife said she had no idea why she wrote it for that amount. She knew she owed the rent plus the 2nd half of the deposit, but couldn't understand why she wrote it for that amount. I told her I could run by the next day and exchange it for the correct amount, which she said was fine, and we hung up. About 5 minutes later, I get a call from her. She said for whatever reason, she had mistakenly put down the balance of her savings as the check amount. Not sure why she called me to tell me that, but I laughed along with her about it and asked her to call me the next day when it was convenient for her to have me come over and exchange checks. She also thanked me for catching her error, which I said was no problem as I'm sure it would have surfaced anyway later had I not caught it.
Business Cards
I received my free 250 business cards from VistaPrint yesterday. Thursday would have been 3 weeks since I ordered them, so I figured I would be getting them soon. They look exactly as I had thought they would. My wife was a little peaved because I had put "I Buy Houses" instead of "We" (she is now making this a joint venture). I told her they were free and will probably be gone within a week anyway as I will be putting them everywhere I can think of. I even brought about 15 of them to work with me today to pass out and drop around various locations. I'll also go around various retail stores this weekend and put them out.
CPA
I finally had a few minutes over the weekend to talk to my wife more about the CPA. She was still reluctant to go forth without interviewing more people, but I told her that this person seemed to have her act together. So, I called the CPA on Tuesday and got her voicemail. I left her a short message asking her to call me back. This was around 10:30am. At 3:00pm, I left work and she still hadn't called me back. I left her my work number, so I thought she would have called me sometime after I left work. However, when I got in this morning there was no message on my voicemail. Hmmmmm. I hope this isn't another omen. I called her last time on a Monday and she didn't call me back until the next day, saying Monday's are a busy day for her.

Our accountant behaves similarly. But, he does have a secretary. She usually tells me things like, "He's a new father and is at home with the baby." In fact, he doesn't seem to work normal hours. But, I usually do get a call back within 24 hours. It must be a whole different world being a professional with no boss to answer to (well, except your customers).
I get the feeling from talking to this CPA and visiting her office that she is a one-person company. I didn't ask her about other employees, but (1) she was the only one in her office (2) she mentioned that she doesn't sit behind her desk all day, and (3) her office number is her cell phone. She has a small, but nice, office, and I'm guessing the only reason she has it is for legal/tax (and perhaps professional impression) reasons.
