I got a call last night from the tenants. Unfortunately, I wasn't able to get to the phone in time, but they left a message. I was feeling a bit uneasy as I was dialing my voicemail number. About a hundred things went through my head in a matter of seconds as to why they were calling. LEaking pipe? Water heater broke? A/C hosed? And so on. All my fears were laid to rest after I listened to the voicemail. It turns out they were only interested in getting a key to the community amenity center. For whatever reason, I had completely overlooked this. I called the tenants back and told them that I would get with the community management company the next day to see about getting them a key. Whew!
I've started designing both postcards and biz cards for my venture. I had asked my wife to design me some on several occasions over the last couple of months, but she wants me to get a business name first. I told her last night that we'll just send out some with a number and my name first, until I can get an LLC (or whatever) established. Each day this is put off is lost marketing potential.
I also received a reply back from one of the bulk coupon mailing services. These are the ones that are sent out every so often that contain 20-30 "coupon" advertisements from companies and individuals. He wrote a lengthy response, but basically it just said email or call me for the details. So that's another to-do.

Note: I called a local CPA and have a consultation with her tomorrow afternoon. Not sure if she is qualified to handle my specific needs, but we'll see.
Good for you, Steve! Once you get your team together, your investing will really take off. I have found that networking with professionals (our CPA included) in the local investing community has not only helped us expand our resources, it's also helped me feel more at ease about investing in general.
