Tenant Infractions

HOA's (Homeowner Associations), and the companies that handle the management, are a necessary evil for neighborhoods. They exist to keep things orderly, but sometimes can cross the line from maintaining order to being nit-picky. We are covered by an HOA in our personal residence, and I've been hit with infractions ranging from placing a business sign in my yard (my FIL was laying tile, and put one in the yard) to leaving my trashcan out overnight.

Well, I got the mail yesterday and received two separate envelopes from the company that oversees management for the HOA where Houe #1 is located. It turns out the tenants did a couple of minor boo-boo's (left trash can and portable basketball hoop out in the driveway). When I read these notices of infraction, I immediately relized I never gave the tenants a copy of the HOA rules when they moved in. Oops! So today I need to call the management company and request a copy. Hopefully, all I'll need to do is stop by their office and pick it up on the way home from work. I'll then mail it along with copies of the infractions, a cover letter, and a form for the tenants to sign stating they've read and understand the rules. They can send this form back to me when they send the next rent check.

I called the tenants last night, but got their voicemail. I left a lengthy message stating the reason for my call, and that they should call me back. I usually have no problem getting hold of them, but I never received a call back from them at all last night. Oh well. No big deal (yet). They are extraordinarily great tenants, and I know they will not repeat these problems. I just feel bad for not giving thema copy of the rules when they moved in. Live and learn, I guess.

Wow, that HOA sounds like a pain in the rear. I hope they don't end up leaving your tenants with a bad taste. But, you're definitely doing the right thing by making sure they read the HOA rules.

@#!%$&!!!! I hate this management company.

I call the branch office, since the main office is located about 20 miles away, and get a stupid recording that says to call another number. I call the number and its the main office. Ok, fine. I talk to the rep and tell him I need to talk to someone in the local branch. He asks if he could help. I tell him I need a copy of the deed restrictions ASAP, and last time I called the main branch, it took them TWO months to send it. In the meantime, I had stopped by their branch office and gotten a copy in less than 3 days! All he said was 'wow'. I told him he could send me a copy, but he would have to overnight it as I wasn't taking the chance of it not getting here for another two months. He said he couldn't do that and couldn't promise when it would arrive. Bear in mind, it took them about two weeks to send a stupid pool key a few weeks back.

ARGH!!!!!

So he says the only number he has for the branch office is the number I keep calling (the one that redirects the caller to the main office).

I think what I'll do is stop by the branch office in person and try to get a copy. If not, I'll just mail the copy I have to tenants along with all the other paperwork, and HOPE I can get a copy of my own ASAP.

I didn't mention in my earlier blog about the mailing fiasco with the deed restrictions that when I finally got the copy TWO months later, they had only given me a copy of all the odd-numbered pages.

And this is a management company????
