HOA and Carpet Cleaning

All the planets must be aligned perfectly or something, because a call to the HOA and carpet cleaning people went by too easy.

HOA
I finally gave these people a call. I've continually fogotten to bring their number with me to work to call, and I've been too busy after work to call them at home. The guy said HUD usually drops the ball on minor stuff like HOA, so it didn't surprise him that I had no information about the HOA. He asked that I send his companys accounting department an email explaining who I was, the property, etc., and they would send me a "welcome package" consisting of the ByLaws & Covenants, any keys (like the pool), etc. After I got off the phone with him, I immediately fired off an email to their accounting people.

Carpet Cleaning
I called the people from the $129 ad, and the guy said they had a cancellation this afternoon, and he could get my house done. He said they clean carpets in the rural area my property is located, and the cleaning should only take about 1.5-2 hours. It would take another 6-7 hours to completely dry. PERFECT! This way, I won't have to worry about them coming next week or even tomorrow (when I'll really be busy at the property). The only stipulation is I have to have the carpet vaccuumed beforehand. I called my wife to ask her to call her mother to tell my FIL to vaccuum the place when he gets there. Hopefully, he'll get the info before he heads over there as there is no way to reach him when he leaves.

Now I'm just wondering what problems will happen, since both of these 'to-dos' went too easy.

That's great! You're really rolling right along now! I know what you mean about the planetary alignment theory. One day every once in a while, everything goes my way. I'll get a tremendous amount done. But, then, I'll have about 5 days in a row where nothing gets done. So, it all balances out in the end. Hey, if everything went great all the time, there would be too many people trying to do what we do.

Yeah, I just hate the fact that without my JOB, I could have had this thing on the market in less than a week. As it is, it'll be 17 days. Of course, I could have hired out a lot of the work, but I wanted to get a feel for the work involved on a VERY minor rehab.
