House #1 - Day 17
I didn't do anything at all to the house, because it turns out my in-laws went there and mowed/trimmed the grass for me. I think they felt bad for not helping me on Saturday (I'm guessing), so they took it upon themselves to do the finish-up work outside. My wife and I discussed the carpet cleaning situation, and decided to get our own carpet steamer/shampooer. I researched several models and just about all of them have their critics for one reason or another. I just hope the one I bought lasts through this house (LOL). We both have appointments on Tuesday, so I may be getting to the property late. I figure if I can knock off one or two rooms, and finish up on Wed, we can see the RE agent on Thu to get the house listed.

Already done, actually. I sent a note to my RE agent earlier today informing her to be prepared to list the property. On a side note, it looks like cops in the area have increased slightly. Dropping recent foreclosures and new homes from my comps, I get a median price of $142,562 for this property. I plan to knock off 5% and list it for $135,000 to move it quicker. That'd put me at about a $15k profit, which would make me happy for my first retail flip. :-)

I certainly hope not! That should be 'comps'.
