Quick Update

On Wednesday evening, I went to the house to do several things: drop off a "welcome" mat, install a door stopper for the front door, and unclog the sink sprayer in the kitchen with CLR. When I got there, I noticed my agent's "For Sale" sign in the yard with a flyer box attached. Upon further inspection, I noticed the flyer box was empty. I then put down the welcome mat at the front door and went inside. I then went to the kitchen and noticed no flyers there, either. ARGH! I installed the door stopper and left the sprayer soaking in CLR. I looked around the rest of the house, and left. When I got home, I sent my agent an email asking her about the flyer situation. In our conversation when we listed the property, my agent exclaimed the first three weeks are the most crucial as that is when most houses are put under contract. Well, my property went on last Saturday and sat without any marketing for five days. Hmmmmm.

The next day, I get an email from my agent apologizing profusely. She also talked about a few other points. I went back to the property on Thursday late morning because I realized I left the sprayer soaking in the CLR (oops!), and both the flyer box and kitchen drawer were full of flyers. I guess it just took some fire under her to get things done (although it shouldn't). I also sent her an email later in the day exclaiming that I was going to hold off on leasing the property for now.

Don't you just hate having to follow up on EVERYONE to make sure they do their jobs?

Yeah. It's incredible. As I told Trisha on more than one occasion, it makes me wonder how any of these people stay in business. I came into this deal being quite naive and promising more than I should, so I am partly to blame, but with time comes experience.

I feel for you, Steve. I suppose it's exactly this type of thing that makes newer investors
so frustrated, they won't pursue REI further. Please don't get discouraged! Yes, there are always problems with unprofessional people, but you will find that it matters to you less and less. At least, I seem to be building armor against it. I do, however, still stay on their cases. And, I promise myself I'll never have to use those ineffective people again.
