The Weekend
This is probably the first weekend I spent not doing anything with REI (except for a few small caluclations). We had a breief hail storm come through mid-week last week that pretty much knocked all the old oak leaves off our trees in the back, so I figured this would be the best week to do the backyard. I spent most of Saturday and half of Sunday in the backyard raking, bagging, cutting, vaccuuming, laying top soil, fertilizing and watering. When it was all done, I had 20 full bags of leaves and debri. I bet the garbage man is going to love me come Tuesday. Needless to say, I'm sore as hell today as I rarely do much physical work - at least not to that extreme.
As I said, I only ran a few REI calculations on some properties I'm still toying with. They are all being sold by private seller, and each one needs substantial repairs. I previously calculated all-cash offers for each, but wanted to run some "owner-carry" figures in case any of the sellers are interested. I never finished, so I have that to-do on my plate this week. I'll also have a busy week at my JOB, and my wife will have me busy this week too as our neighborhood is having their twice-yearly neighborhood garage sale this coming weekend.
Some Offers
I sent preliminary offers on three properties to my agent a few minutes ago. These are the properties I spoke about above. All three offers were well below the asking price (by an average 55% of list). I figure all three offers will be rejected, which is fine, as these aren't my MAO's. I also asked my agent if she could find out if the sellers on each of them are willing to carry-back any/all financing. I told her I would definately up my offer price, if they would accomodate my financing. We'll see what happens.
