It never seems to fail. When you have all the time in the world to do things, you wish you had more things to do. And then, once you have something to do, everything starts to pile up. I had wanted to get busy on this property, but now my personal life is starting to tug at me.
First, my wife and I had an appointment to go to in the middle of the day, so I had to take a few hours off work. I figured we would only be gone 1-1.5 hours, but it turned into 2.5 hours. So, I had to stay longer at work afterward to make up the time.
Next, I had to stop by Lowes to get the over-the-range microwave and some intake filters for the HVAC unit. I just got the "El Cheapo" model, which cost me $158.
Then I got home, my wife told me the city water people had come by earlier and said their system is now clean. "Great!", I thought. She said the city employee thought it best for us to let out faucets run for 5-10 mins. to flush out any debris in our pipes. Well, I remove all the faucet screens and let the water flow for a good 10 minutes. Afterward, I notice the water is a light tint of brown with a lot of little specks in the water (moreso than before), so I do a little investigating. I turn all the faucets off, and then turn the HOT water in the tub on only. Sure enough, the same thing happens. I then drain the water, and turn only the COLD water on. This time the water is clear as a bell - no tinted water and no debris. Therefore, I suspect the water heater is the culprit. So, after work today, I have to pick up a water heater and install it. Therefore, my investment property will have to sit yet ANOTHER day without any work.
That's three days now that I've neglected the investment property, because I had personal matters to attend. I think in the future, I'll spend the extra $$$ and hire people to handle the repair/clean-up work on my properties. I did have a few minutes before bed to research steam cleaning companies, and I figure I can have the property cleaned for roughly $300. Painters would probably charge about $2,000-$3,000, so I think I'll do that myself.
Hopefully, nothing will come up the following day, so I can get to the property and start prepping for the paint. Having done the entire inside of our own house about this time last year, I find that prepping takes almost as much time as painting itself, so any jump I can do on that will be nice. I'm hoping to get it all prep'ed, so I can start painting first thing Saturday morning, and be done painting by Sunday evening (talk about wishful thinking, eh?).

Hi Steve, I had the same problem with the water heater in a rental property, a couple of months ago. That was a rental water tank, so the company replaced it for me at no charge. All I did was show up and supervise the technicians. They disposed of the old water tank as well.
